It's now officially a buyer's market.  Interest rates are low, loan programs improve each week, and lots of homes are on the market.  Take your pick!!

In case you didn't already know, by combining mortgage and real estate services we can get our buyers the best deal on their mortgage and therefore, more house for the money. In addition to this, we follow a higher standard than any other loan officer because we are also Realtors. We are bound by agency law, the Realtor code of ethics, and as such our clients are not a mere customers; we are responsible for their best interests.  And glad to be so.

Seattle Remains Strong in the Housing Arena

seattleNationwide, we see home prices falling, sales slowing, and the number of foreclosures mounting. Ask any economist and you'll hear that things are bad, and likely to get worse.

But we live in Seattle, where the market is slowing, but values continue rising in most areas and are remaining strong for the most part. Seattle and the surrounding towns have experienced strong price appreciation over the last six quarters, and that's expected to continue in 2008, though at a slower pace.

In addition to a low housing inventory and a strong sales rate, fewer buyers in this area have non-conforming and high-risk loans than in other states, which means the area will see fewer defaults in the coming months than the rest of the country's markets.

One real time example:  I've seen the local market pickup just slightly in the last couple of weeks.  Our next listing is coming on the market in Lake Forest Park soon, and I always watch the neighborhood sales prior to listing.  For awhile, there were no sales at all in the area and price range, and now there are 4 pending sales that were each on the market less than two weeks.
